Why Fall Maintenance Matters
In California, winter means rain, not snow, but water is still asphalt's biggest enemy. Fall is your last window to seal cracks, refresh markings, and shore up drainage before the wet season arrives. What you do now determines whether your lot survives winter or deteriorates.
Seal Cracks Before the Rain
Water that enters cracks during winter storms erodes the subbase, turning hairline cracks into potholes. Fall crack sealing is the single most cost-effective maintenance step you can take:
- Hot rubber crack sealant bonds to asphalt and flexes with temperature changes
- It must be applied to dry, clean pavement, which fall provides
- Once winter rain starts, proper crack sealing becomes impossible until spring
Apply Thermoplastic Before Winter
If your lot needs new markings, fall is an excellent time for thermoplastic striping. The moderate temperatures allow proper heat-fusion bonding, and the durable markings will survive winter rain and runoff far better than fresh paint.
Thermoplastic applied in fall gives you 3-5 years of service, carrying your lot through multiple wet seasons without fading.
Clear and Inspect Drainage
Standing water destroys asphalt. Before winter rain:
- Clear catch basins and drains of debris
- Check for ponding areas where water collects after rain
- Inspect slopes and grading to ensure water flows away from the pavement
If you notice areas where water sits for more than 24 hours after rain, plan to address the drainage or resurface those sections before winter.
Refresh ADA Markings
Faded ADA stall markings and access aisles are a liability year-round, but winter rain makes faded lines nearly invisible. Refreshing them in fall ensures compliance through the darker, wetter months when visibility drops.
Document Current Conditions
Take photos of your lot in fall. If winter damage occurs, you'll have a baseline to:
- Track deterioration for budget planning
- Support insurance claims if storm damage occurs
- Prioritize spring repairs efficiently
The Fall Checklist
- Inspect for cracks, faded markings, and drainage issues
- Seal cracks with hot rubber sealant
- Re-stripe or upgrade to thermoplastic while temperatures allow
- Clear drains and catch basins of fall leaf debris
- Refresh ADA markings for wet-weather visibility
- Photograph the lot for records
